Our due diligence investigations have highlighted the following competitive advantages of our proposed Syndicate.

Brand New Boats:

• All houseboats built to NSW Maritime Surveyed standard arguably the most stringent of the 3 States on the Murray. * All houseboats feature eco-friendly solar power generation technology * All houseboats feature normal domestic toilets, not traditional marine toilets - doing away with odour and related drawbacks. * All houseboats fully retain all waste water (both black and grey). No impact on Murray water quality.

Location - Mildura:

• Demographics

Mildura is a significant inland city (population 60,000) which is now considered the anchor industrial/manufacturing/transport hub of the Central Murray region. With very significant new local interest in mining and Mildura placed on national railway crossroads, many of the supporting infrastructure will be sourced from or through Mildura. Mineral Sands in Western Victoria and South West NSW are generating significant corporate interest, such that new rail links will be constructed to facilitate its extraction and export.

Further, Mildura will likely become a national rail hub, linked to a proposed site for a dedicated international freight airport at Mildura and improvements to the rail network to allow double stacked rail containers to all States to travel through Mildura.

All of the above indicates an increased supply of high income individuals visiting or living in the Mildura region.
